The bank put numerous restrictions and demands on the sale, which almost caused the deal to be voided at the last minute. Michelle provided me detailed comparable homes, and other relevant information, so that we could price the home for maximum return.    Michelle was exceptional, and helped me sell a house with multiple complicating factors (out-of-state seller, tenant-occupied, underwater mortgage, in need of repair). A first offer was received within a few weeks, helped by the fact that she suggested specific repairs to make the house more appealing to buyers. She provided valuable insight and research on a complicated commercial contingency associated with that contract, which ultimately helped my decision to back out of that contract. Within a week, we had a second offer.
    Her network of contractors was invaluable in making the needed inspection repairs as I tried to manage the repairs from across the country. She worked well with the buyer's agent to keep the deal moving along, but stood firm and supported my best interests when necessary.
    She provided a valuable tool to assist in my budgeting for closing to cover the underwater portion of the mortgage. The tool ultimately came within $200 of what I owed at closing, which was invaluable to know in advance.
I don't believe that another realtor would have handled such a challenging situation as well as Michelle did. I would choose to use Michelle again for any real estate transaction in the Charleston area, and would whole-heartedly recommend Michelle to anyone else in need of a realtor.
